Which floor plan does your listing need?
Residential add-on pricing: Floorplan $75; Floorplan with GLA Square Footage $90.
Floorplan
Choose our standard floorplan if you want a clear floor plan to accompany your listing photos. It helps buyers answer practical questions: Are the bedrooms together? How does the kitchen connect to the living room?
How to use it: add the plan to your listing’s image gallery, property website, and all your marketing materials.
Our standard floorplan is a good starting point when you already have already know your listing’s square-footage. Its displayed total area is not an ANSI GLA calculation.

Floorplan with GLA Square Footage
Choose this option when you also need to know what counts toward the home’s living area. It includes our standard floorplan and a Gross Living Area (GLA) report, calculated using the ANSI Z765 measurement standard.
Under 4,500 sq ft: $90. Homes 4,500 sq ft and larger: $105.
How to use it: keep the report with your listing records and use its breakdown to explain the square footage to your seller. It separates qualifying above-grade living space from other areas, such as a finished basement. It is not an appraisal.

Why might the totals be different?
A room can appear on a floorplan without counting toward GLA. Basements, low ceilings and unfinished spaces are treated differently, and the measurement rules can also change the total.
For example, 2,000 sq ft of qualifying above-grade living space plus an 800 sq ft finished basement gives you 2,800 sq ft of combined finished space—but 2,000 sq ft of above-grade GLA.
Which number should I put in the MLS?
Use the number that matches the field. “Total finished area” and “above-grade living area” are not the same thing. Don’t copy one overall total into both.
Check how your MLS defines above-grade, below-grade and total finished square footage, and follow your broker’s requirements for measurement sources.
Does every listing need a GLA report?
No—not automatically. Choose it when you need the living-area breakdown or when it is required for your listing. Appraisal requirements and MLS listing requirements are different; your broker can clarify what applies.
What if it differs from the tax record?
Check whether both numbers include the same floors and spaces. One may include a finished basement while the other doesn’t. Follow your broker’s guidance on which source to use.

Ready to choose?
Choose our standard floorplan for the layout, or a floorplan with GLA square footage for the layout and living-area report. You don’t need to order both. If your package already includes a floorplan, add the $15 GLA upgrade.
